This project is a hybrid residential rental building on Manhattan's Lower East Side, that combines market rate and subsidized units. "Public Surface" refers to the graffiti prevalent in Manhattan's Lower East Side. Our proposal features a double skin that creates an immediate "gestalt" that closer inspection complicates. "Mutual visibility" refers to the potential beneficial influences that disparate socio-economic constituencies living in close proximity can exert on each other.
